Why a refresh pays back better than a gut job

Buyers pay a premium for a kitchen that looks current and works. They pay much less for the difference between "current" and "custom". A refresh buys most of that premium: new fronts, counters, lighting and matching appliances change the room in every photo. A full remodel adds plumbing moves, new boxes and often structural work, none of which a buyer sees.

Frequently asked questions

How much does a kitchen remodel cost?

Nationally, a cosmetic refresh of a 150–200 sq ft kitchen commonly runs $15,000–$35,000, a full midrange remodel $55,000–$100,000 and an upscale remodel $120,000 or more. Region, size and cabinet choice move it most.

What is the average cost per square foot?

Roughly $100–$175 per square foot for a minor remodel, $300–$450 for midrange and $600+ for upscale, before regional adjustment.

What is the ROI on a kitchen remodel?

A minor, midrange kitchen remodel typically recoups the largest share (often around 90% or more of cost). A full midrange remodel recoups roughly half, an upscale one about a third.

How much value does a kitchen remodel add?

On our national planning figures, a minor kitchen refresh adds roughly $26,000 of resale value on a $27,500 spend, a full midrange remodel about $40,000 on $80,000, and an upscale one about $57,000 on $158,000. Regional and home-value adjustments in the calculator above change these.

Where does kitchen remodel money go?

The National Kitchen & Bath Association's research puts cabinetry and hardware as the biggest single share (roughly 30%), followed by installation labor, appliances and countertops.

How can I cut kitchen remodel costs?

Keep the layout, reface sound cabinets instead of replacing them, choose quartz or laminate over exotic stone and buy appliances during holiday sales.
